Block management can be described as the process of managing the 'communal areas' of a block of properties whether these be residential or commercial, through the calculation of, and collection of a service charge.

This service charge is collected from individuals who own properties within the block and is used to maintain, clean, repair and decorate common areas. A service charge is also often used to build up a sinking fund to pay for larger one-off or unforeseen repairs.

To undertake this work requires constant communication with individuals and contractors involved coupled with detailed and accurate administration. It also requires a good understanding of appropriate legislation and leasehold matters plus the preparation of budgets and annual accounts to ensure the individual owners get value for money and the building is appropriately maintained.
